Annual Total Cost of Development Study

The Department of Housing Local Government and Heritage awarded this study to Mitchell McDermott Construction Consultants on 23 April 2026 for €127,730 to conduct the Annual Total Development Cost Study for 2026. The study provides comprehensive analysis of residential development costs across five Irish regions (Dublin, Cork, Limerick, Galway, and the North West), examining construction methods including modern methods of construction (MMC), materials and finishes, economies of scale across different builder sizes, and opportunity costs affecting housing delivery efficiency. The research builds on 2025 findings and will establish benchmarks for residential development costs to inform policy and industry practices toward more affordable housing delivery.
